Anagram PROPERTIES Inc., engaged MQN Architects to design a multi-family rental development on Clement Avenue in downtown Kelowna. The proposed development follows Anagram’s corporate strategy of providing smart, sustainable and attainable properties. This purpose built rental project is situated on the edge of the city centre of Kelowna enabling residents to walk to work and social activities.
Kelowna City Council gave fourth and final readings at a Regular Meeting held on Tuesday, February 12, 2019 with full approvals. Kelowna City Council gave second and third readings at a Regular Meeting held on Tuesday, March 20, 2018. On Monday, February 26, 2018 Kelowna City Council gave Initial Consideration and first reading of the official community plan amendment and rezoning application necessary for the Clement Avenue RENTALS project approval to go ahead. As part of that process a neighbour consultation was completed on January 20, 2018. Anagram PROPERTIES Inc. has partnered with the City of Kelowna and aligned with their strategic priorities for urban development. City of Kelowna awarded this project a 2018 Rental Housing Grant of $115,748 and 10 year tax abatement. City of Kelowna’s developer incentives are utilized for this project in the City Centre with grants and tax incentives available to promote the development of purpose-built rental housing throughout Kelowna. Clement Avenue RENTALS is designed with a “solar-first” approach and the building common areas will receive most of their energy from the sun – through approximately 131 solar panels being installed for the project. The solar energy output at Clement Avenue RENTALS will output 50,000 kilowatt hours (kWh) per year, the equivalent reducing 37.25 Metric Tons of Greenhouse gas emissions from 8 passenger vehicles driven for one year. The annual operational savings will be over $6,000 per year.
Clement Avenue RENTALS has partnered with FortisBC’s net metering program is designed for parter’s who generate electricity for their own use. When a Net Metering customer generates more electricity than they consume, they receive a credit to their account that is applied against their future consumption. If the customer still has an excess credit on their anniversary date, FortisBC will pay them for that excess electricity. Learn More >>>
